House Washing (Soft Wash) on Cleveland's west side
That green or gray film creeping up the north side of your house is not dirt. It is algae and mildew, and it is alive. Blasting it with a pressure washer knocks the surface layer off and drives water behind your siding, and the growth is back in a season because the roots were never touched.
Soft washing works the other way. We apply a cleaning solution at garden hose pressure, let it dwell long enough to kill the organism at the root, then rinse. The house comes out cleaner, the siding is not damaged, and it stays clean substantially longer.
If you are looking for someone to power wash your house, this is the service you want, just done at low pressure. A soft wash house wash covers vinyl siding cleaning, brick, stucco and painted wood, plus the soffits, the fascia and the outside of the gutters, and it is how we clean every house we touch in Cuyahoga and Lorain County.
How we do it
- 01
Protect
We wet down and tarp the landscaping, move what needs moving and check every window and vent before a drop of solution goes on the house.
- 02
Apply
The soft wash solution goes on at low pressure, bottom up, so it never streaks. We work in sections so nothing dries on the wall.
- 03
Dwell
The solution sits and does the work. This is the step that kills the algae at the root, and it is the step most companies rush.
- 04
Rinse
A full low pressure rinse top down, then a second rinse on the landscaping and hardscape so nothing is left behind.

FAQs about house washing (soft wash)
The questions we actually get asked about this service.
01Will soft washing damage my siding or paint?
No. Soft washing runs at roughly garden hose pressure. The cleaning solution does the work, not the water, which is exactly why it is the method siding manufacturers call for. High pressure on vinyl can crack it, force water behind the panels and strip paint. We do not use it on a house.
02Is it safe for my plants and my pets?
Yes, with the prep. We wet the landscaping before we start, cover what is sensitive and rinse everything again when we finish, which dilutes anything that reached the beds. Keep pets inside while we work and let the surfaces dry before they go back out.
03How long will the house stay clean?
Two to three years on most west side homes, versus about a season for a pressure washed house. The difference is that soft washing kills the algae rather than removing the visible layer, so it has to regrow from spores instead of resuming from roots.
04Do you wash the gutters on the outside?
Yes. The black streaks on the face of your gutters come from oxidized aluminum and road film and need a dedicated brightener, so we treat them as part of the house wash rather than hoping the rinse takes them off.
05How long does a house wash take?
Most homes here run three to five hours start to finish. A large two story with heavy growth can take a full day. We quote by the house, not by the hour, so the price does not change if it takes us longer than expected.
06What is the best time of year?
Anytime the temperature stays above about 40 degrees, so roughly April through November in Northeast Ohio. Late spring is the most popular because it clears the winter road film and the pollen at once.
