Professional Seal Coating
A sealer brushed onto clean, dry concrete so the surface holds up better through the next few Ohio winters.
Seal Coating on Cleveland's west side
Concrete is porous. Every winter, water, road salt and dirt soak into the surface, freeze, and work the top layer loose. That is how a front stoop goes from smooth to flaking.
Seal coating puts a protective layer on the surface so less of that gets in. It only works on concrete that is properly clean and fully dry, which is why we pair it with our own cleaning: we know exactly what is on the slab before the sealer goes down.
How we do it
- 01
Clean first
The surface gets a full cleaning so the sealer bonds to concrete, not to dirt, algae or old residue.
- 02
Let it dry
Sealer over damp concrete fails. We let the slab dry out before anything goes on it.
- 03
Apply by hand
Sealer is brushed or rolled on evenly, working it into the edges, steps and corners.
- 04
Cure and walk through
We tell you how long to stay off it, then walk it with you once it is done.
What the job includes
- Front stoops, steps and porches
- Walkways and sidewalks
- Patios and pool decks
- Driveways and garage aprons
- Cleaned before sealing, every time
- Bundles well with a house wash or concrete cleaning

FAQs about seal coating
The questions we actually get asked about this service.
01Why seal concrete at all?
Sealing slows down how much water, salt and dirt soak into the surface. In Northeast Ohio that freeze and thaw cycle is what breaks the top of a slab apart, so less water in means less damage over time.
02Do you clean it before sealing?
Always. Sealer locks in whatever is on the surface, so the concrete has to be clean and fully dry first. We do the cleaning ourselves so we know it was done right.
03How long do I stay off it?
It depends on the sealer and the weather. We will tell you the exact time on the day, and it is usually a matter of hours for foot traffic and longer for cars.
04How often does concrete need to be resealed?
It depends on traffic, shade and how hard the winter is. We will look at the surface when we quote and give you a straight answer for your stoop or driveway.
05Can you seal the same day you clean?
Usually not. The concrete needs to dry out completely first, so most seal coating jobs are a clean on one visit and a seal on the next.
